Most facilities of the Varsity Towers are located in the North Tower.

The library is on the main floor. It is sizable corner room with picture windows overlooking the north courtyard. A fireplace instils a cozy feeling when the ground outside is covered with snow. There are desks for studying and tables for playing jigsaw puzzles. Residents can check out novels from the sizable collection there.

Outside the library is a very comfortable lobby lounge with sofas, tropical plants and a very beautiful aquarium populated tropical fish. Centre Tower also has a lobby lounge with a smaller aquarium, while South Tower has a small tropical garden.

There is also a gymnasium and a swimming pool on this floor. The swimming pool is a cheerful place when the sun is out because it has ceiling to floor windows across the whole swimming pool facing the north courtyard. There is a sunbathing deck outside. The swimming pool is 40 ft. x 22 ft. and is always kept at a warm temperature of 84° F. There is a good size hot-tub that can accommodate 12 people. Tropical plants adorn the pool area. Adjacent to the pool is a small exercise room. Equipment available includes a stationary bike, two treadmills, an elliptical and weight benches. Also available is a television set for entertainment while working out. The exercise room overlooks the pool through ceiling to floor windows.

Close by are the change rooms with showers and steam rooms.

Downstairs is the Tower Lounge where most social activities are being held. It has a big screen TV, a pool table, a shuffle board, a dart board and card tables. The Lounge is available to residents for private functions. There is a wet bar for making tea and coffee and stocking wine.

On the roof top of each tower is an area where one can do BBQ. There is 360 degree panoramic view of the city and the mountain, and is an ideal place for summer dinners a la parrilla.

There are two underground parkades with about 180 stalls. In the north parkade there is a coin-operated car wash for the convenience of the residents. In addition there are close to 90 outside parking stalls, with some reserved for visitors.
